Project Name:   Lapham Lodge

Bids are being solicitated by Friends of Lapham Peak-Kettle Moraine State Forest, Inc for a single-story, slab on grade, building for visitors to the park, with approximately 5,000 sq. ft. gross floor area.

The building is steel frame, wood stud, and stone masonry construction. It includes aluminum-framed windows and entrance systems, and fiberglass windows with insulating glass. The roof consists of a single ply EDPM roofing membrane on a plywood deck over prefabricated wood roof trusses and structural insulated panels (SIPS) over custom fabricated wood and steel trusses.  The Work includes mechanical, electrical and plumbing systems, a new well, and a sewage grinder pump. The Work also includes interior finishes, and related construction, including partitions and doors. Site work includes minor exterior paving, minor landscaping and other site improvements.


This project will be partially funded with Federal funds from the United States Department of Commerce, Economic Development Administration (EDA), and is therefore subject to the Federal laws and regulations associated with that program.  These include Davis-Bacon Wage Rate Requirements, and Minority and Women’s Business Enterprise participation goals.


Bidders shall submit project summaries for at least three (3) similar projects worth over $2,000,000 (Two Million Dollars) constructed in the last five years. Information shall be provided on the form in the contract documents and may be supplemented by additional information.  Bidders shall also submit completed forms for Minority and Women’s Business Enterprise participation.

Bidding Documents can be obtained, starting on January 10, 2024, at:

1. Printed copies of the full-size plans and specifications can be obtained at A/E Graphics, 4075 North 124th Street, Brookfield, WI 53005. 262-781-7744. A fee of $365.12, plus tax, is required. The Owner will provide a rebate of $100 to bidders that return the printed plans and specifications in good condition for up to 10 sets, and within 30 days of bid opening.

2. A digital copy may be obtained via the internet at at no charge.

Bid security in the form of a Bid Bond or a certified check in the amount of 5% of the bid on AIA A310 shall accompany the bid.


A Pre-bid Conference is scheduled for 9:30 am on Thursday, January 18, 2024 at the Lapham Peak Unit, Kettle Moraine State Forest, W329 N846 County Hwy C, Delafield, WI 53018, at the Hausmann Nature Center. Upon arrival at the Park office, inform the representative that you are there for the pre-bid meeting, and follow their directions to the Nature Center.  Park at the Nature Center lot and walk to the building.  Representatives of the Owner (Friends of Lapham Peak), DNR, Architect, and Engineer will make a brief presentation and answer questions.  A tour of the proposed construction site will immediately follow.  Prospective Contractors and Subcontractors are urged to attend.
